Your Financing Questions, Answered
My commercial loan is coming due and the bank will not renew. What can I do?
Start by evaluating an extension, a replacement loan, additional equity or a sale with your advisers. PMAG can review whether private bridge financing offers a workable path for the property and payoff.
Can I refinance after my commercial loan has matured?
A post-maturity request may be reviewed, but default status, lender actions, title and timing can complicate execution. Provide the current payoff and any notices rather than only the original balance.
Can I replace a bridge loan that cannot be extended?
A new bridge request requires a fresh assessment of value, debt, operating performance and the unfinished business plan. Another short-term loan is only useful if the proposed exit is supportable.
Can I refinance a property that is not yet stabilized?
Transitional financing may be appropriate for some properties still renovating or leasing. Explain the specific steps, cost and time needed to reach the intended sale or permanent refinance.
What if my property value has fallen below the original appraisal?
A new lender will evaluate current supportable value rather than assume the old appraisal remains valid. Lower value may require debt reduction, new equity or changes to the proposed structure.
Can I get more time to sell a commercial property?
A bridge loan may provide interim time if a capital provider accepts the collateral and sale plan. Compare the additional carrying costs and a realistic sale-price range before proceeding.
Can I finance a commercial property repositioning?
A value-add request may include renovations, leasing or changes to the operating strategy. Provide the approvals, costs and market evidence supporting the planned improvement.
Can financing support a partner buyout or recapitalization?
A restructuring request may be reviewed where the property and ownership arrangements support it. Disclose the use of funds, remaining sponsor resources and changes in ownership.
How can I compare extending my current loan with refinancing?
Compare total costs, usable proceeds, deadlines, covenants and the time needed to complete the exit. An extension fee alone does not show the full economic difference.
When should I seek help with a maturing commercial loan?
Begin the review before the maturity deadline where possible. Early access to the payoff, operating information and current property plan helps identify financing gaps while options can still be evaluated.
