Your Financing Questions, Answered

What is a commercial bridge loan?

A commercial bridge loan provides temporary financing while an investor completes a defined business plan, such as renovating, leasing or selling a property. The repayment plan should identify how the loan will be paid off at maturity.

Who can arrange a commercial bridge loan over $2 million?

PM Advisory Group helps investors and sponsors package and pursue larger commercial financing requests through its capital relationships. Start with the property, requested loan, existing debt, timeline and exit strategy.

Can I get a bridge loan when a bank will not finance my property?

A private-capital review may be appropriate when the issue is timing, property condition, occupancy or a transaction outside bank criteria. A bank decline does not by itself establish eligibility for another loan.

Can a bridge loan pay off a maturing commercial mortgage?

A replacement bridge loan may be considered if collateral value, existing payoff, sponsor resources and the exit support the request. Send the maturity date and current lender's payoff information early.

How quickly can a commercial bridge loan close?

Timing depends on the appraisal, title, legal review, property diligence and completeness of the financing package. PMAG reviews the actual deadline before discussing a realistic closing schedule.

What loan-to-value ratio is available on a bridge loan?

Leverage varies by lender, property, condition, income, location and business plan. The gross commitment may also include reserves and other holdbacks, so it is important to compare usable proceeds.

Are commercial bridge loans interest-only?

Some structures require interest-only payments during the loan term, with principal due at maturity. Payment terms, reserves, extension options and repayment obligations must be reviewed in the actual loan documents.

Can a bridge loan include an interest reserve?

An interest reserve may be considered where the property does not yet generate enough income to cover debt service. A funded reserve uses part of the financing and can reduce cash available for other purposes.

What documents are needed for a bridge loan review?

Begin with the property address, purchase contract or payoff, value estimate, rent roll, operating information, sponsor background and financing deadline. Additional documents depend on the property and transaction.

How do I repay a commercial bridge loan?

Common proposed exits include a property sale or refinancing after renovation, lease-up or stabilization. The exit must be evaluated against the loan maturity and a realistic execution timeline.
