Your Financing Questions, Answered
Can I get a private loan to purchase land?
A land request may be considered based on location, value, permitted uses, approvals and sponsor equity. A defined development or sale strategy is important because vacant land may not produce income.
Can I refinance land to access equity?
A land cash-out request requires review of the existing debt, market support, approvals and proposed use of proceeds. Available leverage may differ substantially from that on an income-producing building.
Can I finance land before permits are approved?
Some capital sources may review pre-permit or entitlement-stage transactions. Approval risk, timing, sponsor resources and the fallback plan can materially affect the structure.
Who finances site work and horizontal development?
Development capital may be considered for infrastructure and site improvements where the project is sufficiently defined. Provide engineering, approvals, utility status, budget and construction schedule.
Can a bridge loan hold land until construction financing is ready?
An interim loan may bridge that gap if the next financing event is credible. The timeline should allow for approval and funding delays rather than assume an immediate construction closing.
Can I borrow against multiple building lots?
A lender may review lots individually or as a group. Subdivision status, access, infrastructure and release pricing influence the financing analysis.
Does zoning affect land loan eligibility?
Zoning and permitted use affect what can legally and practically be developed. Supply current zoning information and any pending applications without treating an expected change as approved.
What if my land has no current income?
The review must address how interest, taxes and carrying costs will be paid. Sponsor liquidity, reserves and a realistic sale or development exit become particularly important.
Can land financing include entitlement expenses?
Some requests may include documented soft costs when permitted by the capital provider. Explain the required approvals, expected costs and source of funding if the process takes longer.
What information is needed for a land financing request?
Provide parcel details, purchase price or payoff, value support, zoning, survey, access, utilities, approvals and the planned exit. Include environmental information and development budgets where available.
